After only 1 session with you, I put an offer on a Duplex I had came across while doing my research. The seller was asking 123,900 and I offered 113,000. He counter offered at 118,500 and I offered 115,500. He accepted my offer. The realtor I was working with told me that my offer was too low and that I should make my offer in the 120,000's. I told him my offer is 113,000 all the seller could say is no. I have learned so much just by engaging in the offer process. You'll never know what the seller will accept unless you make the offer!!! I can hardly wait to make my next offer.

As you set up your home office, consider these ideas. Get a separate phone line with an answering machine so you don't miss calls, and so you are in charge of your time. Your business cards cannot use the words "realtor", "realty", or "real estate", but you can use investment, property, land, etc. (some put a calendar on the back of their cards, people keep them longer). Some places require a "dba" or "fictitious name statement" filing, this is done through the city usually, and is a very nominal cost. Be sure to follow the local laws.....always.
