Coaching Students Excels And Becomes Teacher In Her Own Right!
Yes my deals are getting better and better - and you can put that info up so far but I used my coach's contact over here and have now found a way of going further - 8 properties all together - went in with a friend on the last 4. The contact my coach gave me does fast mortgages on buy-to-let properties so I am not selling anything and am now taking out equity and using this as down payments (15% here in the UK) to get more properties. I definitely have an eye for deals and have a great team of builders, solicitors, mortgage brokers, suppliers - all great men who love the way I pay well, on time and give them so many ideas they are now considering doing it themselves. I also engaged my dentist in the property game and I am his coach!
I have given up my job as photographer to be a property developer and will be doing photography as a passion and art - no longer as a job.
And My Yoga Holiday Company has increased its volume and is really doing well. I can now go to Chateau's and Villas in Europe with fantastic teachers and live the life I want. Finally, I have to say I can have a child and am trying now to get pregnant, knowing I can afford the lifestyle and be at home for that child - because my business is creative. I don't have a man so this is via donor insemination - and though I imagine my man will turn up soon, in the meantime I am making sure I will be a mother.
I feel I have been negligent about contacting the Enlightened Millionaire team to tell them how well it has been going, partly due to the conversion into dollars - but I will do that as well and I estimate I am now a millionaire on paper, soon to be a 1.5 million pounds sterling and that in US dollars is approximately 2.5 million dollars. Wow!
I have also sponsored a child, given to cancer charity, spent a lot of time on a house-bound friend's mother (doing shopping etc) and generally become a much more abundant person.

Find and use a good home inspector prior to purchasing property. There are countless areas in a home and on the land around a home where rather expensive and time consuming problems may be over looked by the untrained eye. Home inspectors can look for the problems that might later surprise you and strain your budget.
Realize that not all home inspectors are created equally. Most states have absolutely no licensing or training requirements for these inspectors. You literally can leave your job in a restaurant today and place and ad in the phone book and declare yourself a home inspector open for business tomorrow (even if you have absolutely no relevant knowledge or experience. It's always good practice to ask other investors you know and respect who they use for inspections. Seeking these referrals can give you a significant shortcut to finding just the right individual to work with. Also keep in mind that some inspectors offer warranties that protect you incase they miss something important while others don't. Some inspection companies are bonded while others aren't. Some of those that are bonded aren't sufficiently bonded. Many of those who do inspections never do much on going training since it isn't required ... while others do regular training all over the country even though it isn't required.
Ask an inspector before you hire them what exactly their inspection will cover. Do they check the sprinkler system? Will they get in the attic or crawl space to look for problems? Do they inspect wells and/or septic tanks? Will they get on the roof to inspect its condition? Can they do Radon Gas tests (and if so ... are they included or are they an extra charge)? Do they test major appliances? Etc, etc, etc.
As a final issue, ask the home inspector you're thinking of hiring if they'd mind if you follow them around during their inspection so you can see what they find and what they're looking for. We want and inspector that won't mind if you shadow them. Walking along with the inspector as they look the house and property over will ensure that they'll do a pretty thorough inspection in most cases. The most important reason to watch the inspector do the inspection, however, is that you'll learn more and more with each experience about what they look for which will help you do better initial self inspections in the future if you wish.
Don't let greed talk you out of spending the few hundred dollars that it typically costs for a home inspection. The actual cost of the inspection is a small price to pay for the piece of mind that it brings and the potentially very expensive surprises that they will occasionally bring to light.
