Things I have learned are advertising, networking, reading sellers, focusing on specific markets, flipping and wholesale strategies, pre-foreclosures, and how to interview investors to work with. What I have accomplished since I started is completing 4 out of 5 of my short-term goals. I am under contract to purchase two houses (both are fixers) and after running the numbers it looks like both houses will net (after all expenses, including selling fees) more than $30k each. When seeking financing for a property make sure that you shop multiple brokers/lenders to find the best rates and fees. Be careful when doing this not to let too many lenders pull your credit report since too many inquires can at times lower your credit score substantially. One way to shop effectively is to pull a current copy of your own credit report and score that would allow you to simply tell lenders the score you’re working with. When you pull your own score through sites like equifax.com it won’t negatively impact your score. While shopping lenders you’ll want to give them information about your credit score, debt ratios, any necessary details about the property you’re interested in, etc. They should then be able to give you a “Good faith estimate” which outlines in writing what interest rates, points, and fees you can expect to see if all the information you’ve given them is accurate. By going about the process in this way, you can shop and compare as many lenders as you’d like without damaging you credit score and thereby your ability to get good rates and terms on future loans.
